    Water Street Inn approached us to assist with identifying and obtaining financing to complete a flagship renovation in downtown Stillwater, MN along the St. Croix River. We were able to secure over $1.4MM in pay-as you go tax increment financing through the creation of a redevelopment district for this $6.2MM renovation and expansion project.

    P&F approached us with a desire to expand their family owned precision machining facility. With over 33 years in business, their first priority was securing a site. We identified a large parcel recently lost to tax forfeiture and worked closely with government officials to acquire the property out of forfeiture. We negotiated an incentive package nearing $1MM to assist the company in dealing with property assessments and the construction of a road to access the property.

    One of the premier powder coating facilities in the country, Preferred Powder Coating, approached us in selecting a new site for expansion. Due to the challenging nature of the site conditions, we were able to secure $1.45MM in incentives for their 100,000 square foot facility. We represented the company through numerous public hearings for planning and zoning, wetland mitigation negotiations and financial incentives. Featured in the Mpls/St. Paul Business Journal.

    We worked closely with MPI to support their growth and customer demand to acquire a larger facility. In addition to significantly upgrading the building, the company purchased new equipment to expand capacity. We worked closely with the City, County and State to secure a $484,000 in incentives (low interest loan + $50k grant) to contribute to the project.

    With three existing locations in the Midwest, GATR approached us to add a 4th location, their flagship store, in the NW Metro of MN, with over 40,000 square feet of indoor space along with acres of outdoor display area. We found an ideal site, bringing over 60 high-paying jobs to the local economy, along with substantial property tax revenue. A total of $1MM in incentives were obtained, and we successfully rezoned the property, obtained a CUP and a sign variance permitting GATR Volvo to add an additional 20’ in height to their proposed signage for optimal visibility and branding.

    Sportech, Inc., and its parent company, Envision Companies, approached us with a desire to expand their wildly successful motor sports accessory manufacturing facility. With strong ties to their current home and roots in the form of two existing facilities, Sportech’s first priority was securing a site within close proximity to the current company headquarters. We identified an available 14 acre site by combining two smaller lots and piloting a rezoning through the local government. Through a variety of programs we secured $1.28MM in financial incentives for this new 105,000 square foot state-of-the-art facility.

    Morrell Companies approached us as a second generation family business bursting at the seams. They needed a new location to allow them to grow their oversize trucking business in close proximity to their current location. We worked closely with them to navigate the local government rezoning process on an adjacent four acre parcel which would allow them to expand in a fashion that made financial sense. Helping the economy retain 105 jobs, while adding eight additional employees. Over $400k in financial incentives were obtained for this project.

    We were retained by UMA Precision Machining to bring additional incentives available to the table for their new building. UMA more than doubled the size of their previous building and workforce. With the additional tax base the project brought to the community, we were able to capitalize $100,000 in tax incentives. We continued working with the company on a variety of workforce development and training grants.
